બિલ્ટ ઈન્ડિયા મેગેઝિને બોપલ વિસ્તારમાં રીયલ એસ્ટેટ માર્કેટની સ્થિતિ જાણવા, જાણીતા અને પ્રતિષ્ઠિત કવિષા ગ્રુપના એમ.ડી. પાર્થ પટેલ સાથે એડિટર પ્રહલાદ પ્રજાપતિએ રુબરુ મુલાકાત કરી હતી. જેમાં તેમણે જણાવ્યું છેકે, અનલોક-1માં અમારા વિસ્તારોમાં કેટલીક પ્રોજેક્ટ સાઈટો શરુ થઈ ચૂકી છે. જોકે, હાલમાં સંપૂર્ણપણે કામ શરુ થયું તેવું કહેવું અગરુ છે. પરંતુ,આવનારા દિવસોમાં દરેક સાઈટ પર મજૂરો આવશે અને કામ શરુ થશે.

કોરોના પછી અને દરમિયાન માર્કેટની સ્થિતિ અંગે આપનો શું મત છે ?
બોપલ અને સાઉથ બોપલની વાત કરીએ તો, બોપલ વિસ્તારને રેસિડેન્શિયલ અને કમર્શિયલ માટેનું હબ કહેવાય. માત્ર નવા ટીપી પ્લાનિંગ ડેવલપમેન્ટમાં જ 15000 કરતાં પણ વધારે મકાનો નિર્માંણ પામ્યા છે. જેમાં અંદાજિત 20 ટકા મકાનો અનસોલ્ડ હોઈ શકે. તે પણ આવનારા દિવસોમાં સેલ થઈ જશે. હાલ, ગ્રાહકો અને રોકાણકારોમાં કોરોનાનો ડર સતાવી રહ્યો છે પરંતુ જ્યારે કોરોનાનો માહોલ સામાન્ય થશે ત્યારે, તેઓ પ્રોજેક્ટ સાઈટની મુલાકાત કરશે અને બૂકિંગ પણ કરાવશે તેમાં કોઈ જ શંકા નથી.આમ માર્કેટમાં દીવાળી સુધીમાં તેજી આવી શકે છે.

લૉકડાઉન દરમિયાન બૂકિંગ અંગે આપનો શું અભિપ્રાય છે ?
લૉકડાઉન દરમિયાન બૂકિંગ અંગે પાર્થ પટેલે કહ્યું કે, લૉકડાઉન દરમિયાન માર્કેટમાં બૂકિંગના સમાચારો સાંભળવા મળ્યા હતા. પરંતુ, બોપલની વાત કરીએ તો, અમારા પ્રોજેક્ટમાં મે થી જૂન સુધીમાં એટલે કે, 60 દિવસોમાં 7 બૂકિંગ થયા હતા.અને હાલ માર્કેટમાં કવિષા ગ્રુપ સહિત અન્ય સારા ગ્રુપોને બૂકિંગ ઈક્વાયરી મળી રહી છે. માર્કેટ પર કોવિડ-19ની અસર એટલી બધી પણ નહિં પડે કે, ડેવલપર્સ માલ સાવ સસ્તામાં વેચી દેશે, આ વાત તો ચોક્કસ છે.

બોપલમાં રીટેલ શોપ અને શો રુમ અંગે સેગમેન્ટમાં હાલ શું સ્થિતિ છે ?
રીટેલ અને કમર્શિયલ સેગમેન્ટમાં માંગ અને પુરવઠાની વાત કરીએ તો, બોપલ વિસ્તાર એ રીંગ રોડથી બહાર એટલે કે, આઉટસ્કર્ટમાં આવ્યો છે. અહીં ન્યૂ ડેવલપ બોપલ, ઓલ્ડ બોપલ અને સાઉથ બોપલમાં મોટીસંખ્યામાં મકાનો નિર્માંણ થયા છે. માત્ર નવા બોપલની વાત કરીએ તો, 15 હજાર મકાનો છે. જેને કારણે, અહીં રીટેલ અને કમર્શિયલની મોટી માંગ છે. એ માંગમાં ક્યારેય ઘટાડો થાય તેવું લાગતું નથી. જોકે, હવે ઘુમા અને શીલજ બંને ગ્રોઈંગ એરિયા બન્યા છે.આવા પરિબળોને જોતાં, બોપલમાં નાની દુકાનથી માંડીને મોટી બ્રાન્ડ ધરાવતા શો રુમ ચાલે છે અને આવનારા દિવસોમાં અહીં મોટી માંગ રહેશે. બોપલ કોસ્મોપોલીટન એરિયા છે અને રીંગ રોડ પરનું મોટામાં મોટું કમર્શિયલ સેન્ટર છે જેથી, રીટેલ માર્કેટમાં બોપલમાં ક્યારેય માંગ ઘટે જ નહીં.
